Cosgrove Conservation Area

Notice is given under the Planning (Listed Buildings and Conservation Areas) Act, Section 69 that the South Northamptonshire Council, after consultation with Northamptonshire County Council and Cosgrove Parish Council, has determined, on 15th January 1998, to amend the boundary of the existing Cosgrove Conservation Area as described in the Schedule to this notice.   For those parts of Cosgrove not previously included in the Conservation Area, the effect of conservation area designation is as follows:   1. Conservation area consent will now be required for the demolition of all unlisted buildings (other than excepted buildings) in the area.   2. Planning applications for development which would in the opinion of the local planning authority affect the character or appearance of the conservation area must be given publicity and representations received as a result of the publicity must be taken into account in determining the application.   3. It becomes an offence subject to certain exceptions to cut down, top, lop, uproot, wilfully damage or wilfully destroy any tree in the area except with the consent of the local planning authority.   4. The local planning authority are now under a duty to formulate and publish proposals for the preservation and enhancement of the area.   A map of the amended Conservation Area may be inspected, free of charge, during normal office hours, at the offices of South Northamptonshire Council (Department of Planning and Development), Springfields, Towcester, Northamptonshire NN12 6AE.

Schedule

  1. The Conservation Area is extended to include the canal up to the Gothick Bridge and Barley Mow public house garden.   2. The Conservation Area is extended to include the gardens to the rear of Nos. 1, 3, 5, 7 and 13 The Green.   3. The drive and garden of Little Orchard, The Green to be excluded from the Conservation Area.   4. To exclude No. 15 Main Street from the Conservation Area.   5. A small area of farm land to the north-west of No. 15 The Green to be excluded from the Conservation Area.   6. Land used for boat repairs and vehicle storage to the rear of Lock Cottages, bounded by Cosgrove Lodge Park to the north-east and ponds to the south-east be excluded from the Conservation Area.
