DELETION OF THE BRAMLEY HOUGH LANE CONSERVATION AREA

NOTICE IS GIVEN under the provisions of the 1990 Act that Leeds City Council has determined that the areas described in the Schedule to this Notice are areas of special architectural or historic interest, and that it is desirable to preserve or enhance their character or appearance. It has accordingly amended the Calverley Conservation Area (9 April 2009), Pudsey Conservation Area (9 April 2009), Bramley Town (formerly Bramley Town Street) (11 May 2009) Boston Spa and Thorp Arch Conservation Areas (28 September 2009) and the Adel-St John’s Conservation Area (2 November 2009) so as to include the areas defined in the Schedule below. These variations were made in the context of preparing and adopting a conservation area appraisal and management plan for each area. It has also designated the Pool-in-Wharfedale Conservation Area (21 September 2009) and deleted the Bramley Hough Lane Conservation Area (11 May 2009).

Schedule

The following properties and land are to be included in the extensions to the following conservation areas:

Adel-St John’s Conservation Area

• Starting at the junction of Church Lane and Back Church Lane, the conservation area boundary follows the middle of Back Church Lane road east before following the northern boundary around Headingley Golf Course club house and car park. The boundary goes east before meeting a field boundary which it follows in a north-easterly direction before meeting a beck. The boundary then follows this beck in a south-easterly direction before meeting Stair Foot lane and Stairfoot Bridge. The boundary then follows Stairfoot Lane in a southerly direction. Stairfoot Lane turns into Long Causeway at the junction with Back Church Lane. The boundary continues to follow the centre of Long Causeway in a southerly direction. Just to the north of the Adel St John the Baptist Primary School the boundary diverts west to follow the footpath which forms the southern boundary of Causeway House and then the Memorial Recreation Ground. The boundary follows this path before diverting south to the rear of Park View House. The southern boundaries of Park View, Glebe House, Cedar House and Smithy Cottage then form the conservation area boundary, before the boundary diverts north along the centre of Church Lane, eventually meeting the junction with Back Church Lane again.

Boston Spa Conservation Area: The Boston Spa & Thorp Arch conservation area was split and the southern portion renamed Boston Spa Conservation Area. A conservation area appraisal and management plan were adopted. The boundary was revised and the new boundary is as follows:

• The boundary runs from Thorp Arch Bridge west along the northern parish boundary in the centre of the River Wharfe to the point at which Deep Dale meets the river. The boundary then follows the west side of Deep Dale southwards, including the belt of trees on the west side of the lane, to Deepdale Lane, where it turns west and follows the north side of Deepdale Lane to Leys Lane. It then turns south and follows the west side of Leys Lane to the northern boundary of Fernlea and The Cottage and follows the western boundary of these properties to the High Street. It then turns east and follows the southern edge of High Street, including the stone boundary wall which flanks the street, to the western boundary of Boston Lodge. It skirts the western and southern boundary of Boston Lodge and the southern boundary of 44 and 46 High Street and 1 and 2 Clarendon Road before turning south and following the western boundary of 58, 60 and 60a High Street to the boundary of 1 Jackdaw Lane. It then follows the western boundary of 5 and 6 Chestnut Avenue, the southern boundary of 6 and 8 Chestnut Avenue, includes Oaks Cottage and Haversham House before turning east and following the southern side of Oaks Lane, the southern and eastern boundaries of Woodside, Four Gables and 104 High Street to the southern boundary of 2 Westwood Way. It follows the southern boundaries of 106-122 High Street until turning southward along the western boundaries of 6-68 Church Street. It then follows the western, southern and eastern boundaries of the former St Mary’s Children’s Home to the southern boundary of the Stables Lane playing fields. It follows this southern boundary to the western boundary of Rowan House, then follows the southern boundary of Little Orchard House to Clifford Road. It then turns north and follows the east side of Clifford Road to Beeches End, turns east along the north side of Beeches End to the eastern boundary of 5 Beeches End and then turns north to Hall Mews. It follows the south side of Hall Mews, the southern boundary of 19 Beeches End and the western and southern boundary of 4 Hudson Mews to Grove Terrace. It then turns south and follows the west side of Grove Terrace to Grove Road, passes up the east side of Green Lane and follows the southern boundaries of 31-17 Grove Road and 1-3 The Grove, before turning northwards along the eastern boundaries of 1-3 The Grove to return to the south side of Grove Road. It follows the south side of Grove Road eastwards to Grove Gardens, follows the west side of Grove Gardens and then turns east along the southern boundary of 12 Grove Gardens and 290 High Street. It turns south and follows the western boundaries of 302- 304 High Street, then turns north-west along the boundary of 304 High Street to the southern boundary of 306 High Street. It then follows the southern boundaries of 306 – 310 High Street to the south-east boundary of the allotment field, follows this boundary and continues to Firgreen Beck. It then turns east to include Low Mills Farm before returning west along High Street to Firgreen Beck. It follows the parish boundary north along Firgreen Beck to the River Wharfe and then turns west and follows the parish boundary in the centre of the River Wharfe back to Thorp Arch Bridge.

Bramley Town Conservation Area: The conservation area boundary is the result of merging the former Bramley Hough Lane and Bramley Town Street Conservation Areas. During this process the decision was made to delete the Bramley Hough Lane Conservation Area and modify the Bramley Town Street Conservation Area to cover the former Bramley Hough Lane Conservation Area, as well as the areas of extension outlined below. This conservation area was then renamed the Bramley Town Conservation Area.

• The modified boundary includes all properties which were within the former Bramley Hough Lane Conservation Area and the Bramley Town Conservation Area and extends the Conservation Area to include 2-10 Warrel’s Road, Hayleigh Terrace, Hayleigh Avenue, Hayleigh Street, Hayleigh Mount, 7-33 (odd only) Warrel’s Mount, 12-46 (even only) Warrel’s Mount, 2-8 (even only) Warrel’s Grove, 21-55 (odd only) Warrel’s Grove, Hayleigh Mount, Warrel’s Place, Warrel’s Avenue, 15-31 (odd only) Grosmont Terrace, 2-30 (even only) Grosmont Terrace, Grosmont Place, 1-7 (odd only) Grosmont Road, 64-80 (even only) Back Westover Road, 1-8 Westover Avenue, 12-46 (even only) Warrel’s Street, 13-37 (odd only) Henley View, 28-42 (even only) Henley View, 2-48 (even only) Henley Crescent, 1-47 Henley Road, Henley Terrace, Henley Avenue, Cross Henley Road, Henley Grove, Henley Place, Henley Street, 1-8 The Parade (Hough Lane), 226-232 (even) Stanningley Road (converted industrial structures, industrial units between Bath lane and Railsford Mount, Industrial units adjacent to the east of Bath Lane, 254-272 (even) Stanningley Road, 300-340 (even) Stanningley Road, 2-10 (even) Station Avenue, Nansen Terrace, Nansen View, Nansen Place, Nansen Mount, Nansen Grove, 1-11 (odd) Nansen Avenue, 2-30 (even only) Station Mount, 1-27 Station Place, 1-25 (odd only) Station Terrace, 60-96 (even only) Hough Lane, 71-83 (odd only) Hough Lane, 57-65 (odd only) Hough Lane, 9-21 (odd only) Rosemont Avenue, 10-22 (even only) Rosemont Walk, 1-31 (odd only) Rosemont Walk, 39-41 (odd only) Hough Lane, 27-35 (odd only) Hough Lane and 14-28 (even only) Melbourne Grove. The boundary was also adjusted to follow distinctive property boundaries and natural features when applicable.

Calverley Conservation Area:

• The boundary follows the west side of the parish and local authority boundary northwards from the A657 Carr Road along the course of the Carr Beck to the edge of the wooded area, where it follows the footpath north-east to Eleanor Drive. It follows the west side of Eleanor Drive to Calverley Cutting, the west side of Calverley Cutting to the Leeds and Liverpool Canal, and the south bank of the canal to the most northerly point of Calverley Wood. The boundary follows the northern perimeter of Calverley Wood for one field and then turns south to join Thornhill Drive. It follows the narrow footpath from Thornhill Drive south, includes South Lodge, and then re-joins the east side of Thornhill Drive to Lodge Farm track. It turns east and follows Lodge Farm track to the eastern perimeter of Calverley Primary School grounds, then turns south and follows the perimeter wall, first of the school grounds and then of St Wilfrid’s Church and graveyard, then the perimeter of the property boundaries of 1a, 3a, 5 and 7 Town Gate to the corner of Town Gate and Town Wells. The boundary then follows the curve of the former Town Wells area, includes the Town Wells public garden and then follows the east side of Town Gate to 35 Town Gate, the former lodge to Calverley House Farm. It follows the perimeter of 35 Town Gate to include the former lodge and its grounds before returning to the junction of Town Gate and Rodley Lane and following the north boundary wall of Rodley Lane south-east to the eastern edge of the perimeter of The Grange. The boundary then crosses the road and follows the eastern and southern boundaries of The Grange, the southern boundary of 103 Rodley Lane and the eastern boundary of Elmwood to Calverley Lane. It then turns northward and follows the west side of Calverley Lane to Monson Avenue, then turns west and follows the south side of Monson Avenue to Shell Lane. The boundary then follows the western perimeters of 26-2 Shell Lane in a north-westerly direction before turning west and following the southern perimeters of 43-60 Woodhall Road. It then crosses Woodhall Road and passes up the east side of Oastler Road, then turns north-east and follows the northern perimeter of 62-60 Woodhall Road and the west perimeter of 132-102 Thornhill Street before turning west and following the south side of Victoria Street to the Conservative Club. The conservation area boundary skirts the southern perimeter of the Conservative Club and 19-23 Victoria Street before returning to continue along the south side of Victoria Street and Carr Hill Road to the back alley of Salisbury Street. It turns north and follows the west side of this alley to Salisbury Place, turns west to the back alley of Salisbury Place, turns back north and follows the west side of this alley, then the west perimeter of 34-22 Salisbury Place and 20-2 Sandhurst Street to Carr Road. It then turns west and follows the south side of Carr Road to Fraser Road, then follows the south perimeter of the rear garden plots of 149-181 Carr Road and then follows the alley between 9 and 11 Ravenscliffe Road to the east side of Ravenscliffe Road. It then follows the east side of Ravenscliffe Road southwards to the junction with Crowther Avenue, then crosses the road and continues southward down the lane to Ravesncliffe Mill as far as the south wall of the main large mill building. The boundary then turns west and follows the line of the south wall of the mill to the Carr Beck, including all of the historic mill complex in the conservation area. The boundary continues northward along the Carr Beck to the footbridge, then turns east and follows the footpath to the west perimeter of the property boundary of 38 Ravenscliffe Road. It then turns north-west and follows the west property boundary of 38-2a Ravenscliffe Road to the junction with Beck Bottom. It includes the area of green space and the large tree at the junction of Ravenscliffe Road, Carr Road and Beck Bottom and then crosses Carr Road at the south-east corner of the property boundary of 78 Carr Road, the former lodge to Eleanor Drive. It then turns west and follows the north side of Carr Road to return to the Carr Beck and the parish and local authority boundary.

Pool-in-Wharfedale Conservation Area:

• The boundary of the Conservation Area includes; to the east of Pool Bank New Road the property Firs Hill Coach House is included, the boundary then extends north following the rear boundary of Firs Hill Court. The boundary then follows the northern boundary of the dismantled railway line until they join Pool Bank New Road again. The boundary then follows the centre of the road, including all properties on the western side, and including on the eastern side Park Rise, Greenfields and Spring Cottage properties. The boundary then returns to following the centre of the road before following the southern property boundary of Pool Farm Cottage and including the terrace row Park Buildings. The boundary then follows the boundary north before meeting Arthington Lane, the boundary travels eastward along the centre of the road including all properties to the north of the road, to the south of the road the boundary diverts to include White Croft, Beech Bank, Laurel Bank and Stone House properties. The boundary then follows the centre of Arthington Lane eastward again before going south down the western boundary of the Woodland terrace properties. After diverting slightly west to include Kepstom House and Whitegates properties the conservation boundary follows the rear boundaries of all properties on Tower Drive, resulting in all of their inclusions in the conservation area. The boundary then travels north before crossing Arthington Lane and following the eastern boundary of Fairfield House northward. The boundary then joins on the an existing field boundary and follows this up north and follows the property boundary of the converted farm buildings which now form The Paddock, The South Barn, The Mistals, The Farmhouse and Stables. The boundary then follows Pool Cook Beck westward until it meets the northern most boundary of St Wilfrid’s Vicarage. The boundary then follows the rear, and northern most, boundaries of Fountain Villa, Rushmere Lodge, Willow Garth and Brenton Villa. Once this boundary meets that of Troutbeck property the boundary follows that of Troubeck until it meets the River Wharfe. The conservation area boundary then follows the line of the Leeds City Council boundary along the centre of the Wharfe before diverting south along the first field boundary to the west of Pool Bridge where it goes south before redirecting east along Otley Road. The boundary then diverts south along the western boundary of Snellroyd continuing along the boundary of Fair View, Aspen House and Burwood before meeting the road to the rear of Manor Crescent. The boundary then goes east before traveling around Church Close, including all properties. The boundary then follows the rear of numbers 5-15 Chapel Hill Road. The boundary then follows the field boundary to the west of Chapel Hill Road in a southerly direction before meeting Old Pool Bank. The boundary then follows Old Pool Bank in a south-westerly direction before diverting around the boundary of Horse Pasture Plantation. The boundary then follows the rear boundary of Cragg Hill terrace before crossing Leeds Road and including Quarry House and High Ridings, the boundary the goes north along the former quarry steps before following Leeds Road in an easterly direction. Before diverting east along the rear boundary of the former Pool Bank Quarry. The boundary then follows the southerly boundary of the former quarry in an easterly direction taking in the terrace rows Bar House Row, Valley View, Grove’s Terrace and Far View. Following the southerly boundary of the former quarry the boundary eventually meets, and travels north-eastward, along the rear boundary of Overdale Manor before meeting the property boundary of Fairview on Avenue Des Hirondelles. The boundary the follows the southerly boundary of the properties of Avenue Des Hirondelles, including them all in the conservation area. At the rear of Hillrise the property boundary forms a junction with the boundary of The Stables on Pool Bank New Road. The boundary follows the rear boundary of this property southward, then following the rear boundary of Woodcroft, Becanie, Ravensknowle, Woodgarth and Ghyll Close, including them all in the conservation area. The boundary then follows the boundary of Ghyll Close until it meets Pool Bank New Road, before following the road north until it meets the property boundary of Firs Hill Coach House, which was our starting point. This conservation area covers much of the centre of Pool, including all properties on Main Street, Mill Lane, Millcroft, Manor Crescent, Church Close, Willow Court, Avenue Des Hirondelles and all properties on the northern side of Arthington Lane.

Pudsey Conservation Area

• The modified boundary extends the Conservation Area to include Pudsey Grangefield School, 23-53 Richardshaw Lane (odds only), 1-18 Rutland Court, Richardshaw Lane, 4-28 Lidget Hill (evens only), 1-43 Lidget Hill (odds only), 1-37 Church Lane, Century House (Job Centre) Church Lane, 2 Lower Tofts Road, Pudsey Cemetery and all associated structures, Grove Works (Cemetery Road), 11-15 Parkfield Close, 69-73 Church Lane (odds only), 1-5 Vicarage Drive (odds only), The Vicarage (Vicarage Drive), 27-65 Chapeltown (odds only), 8-48 Chapeltown (evens only), 1-26 Lawrence Court, 2 and 4 Uppermoor, 2-22 Greenside (evens only), 1-4 and 22 Albert Street, 1-4 Armitage Square, 1-19 Womersley Place, 2-26 School Street (evens only), 1-41 School Street (odds only), Abbeyfield House (School Street), 1-38 Chapel Green (School Street), Sunday School (School Street), 1-23 New Street (odds only), 5-25 Littlemoor Roads (even only), 1-4 Ambler’s Buildings (Amblers Court), 1-14 Sharp Row, 60-64 Robin Lane (evens only), 63 Robin Lane, 1-3 Crowthers Yard, 1-13 Clarendon Terrace (odds only), Firlands Mill (South Parade), 76-100 South Parade, 112 South Parade, 1-9 Radcliffe Grove, 2-4 Radcliffe Lane (evens only), 1 Radcliffe Lane, 9-19 Radcliffe Lane, 2-10 Crawshaw Avenue (evens only), 20-34 Crawshaw Avenue (evens only), 1 and 3 Crawshaw Avenue, 11-33 Crawshaw Avenue (odds only), 37-51The Lanes (odds only), 45-59 Mount Pleasant Street (odds only), 1-4 Rogers Place (off Mount Pleasant Road), 11-17 Whitelands (off The Lanes), St Joseph’s Roman Catholic Church (off Mount Pleasant Road), St Joseph’s Recreation Room (off Mount Pleasant Road), St Joseph’s Roman Catholic primary school (off Mount Pleasant Road), St Joseph’s Roman Catholic Presbytery (off Mount Pleasant Road). The boundary was also adjusted to follow distinctive property boundaries and natural features when applicable.

Thorp Arch Conservation Area: The Boston Spa & Thorp Arch conservation area was split and the northern portion renamed Thorp Arch Conservation Area. A conservation area appraisal and management plan were adopted. The boundary was revised and the new boundary is as follows:

• The boundary runs from Thorp Arch Bridge west along the southern parish boundary in the centre of the River Wharfe to Whin Covert, then along the farm track to Flint Mill Lane. It follows the north side of Flint Mill Lane to Wood Lane, then turns right and follows the east side of Wood Lane to the farm track along the northern boundary of Middle Field, then follows this to the former railway line. The boundary then follows the east side of the former railway line southwards to Church Causeway and then runs along the east side of Church Causeway to All Saints Church, where it diverts around the churchyard boundary before re-joining the south side of Church Causeway. It follows Church Causeway for approximately 100metres before turning south along the footpath flanking the western edge of Church Field. The boundary then runs along the western edge of Church Field southwards and on through Town Ings to re-join the southern parish boundary in the centre of the River Wharfe. It returns to Thorp Arch Bridge following this parish boundary.
