TOWN AND COUNTRY PLANNING
PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990
BESTWOOD VILLAGE CONSERVATION AREA AND MANAGEMENT PLAN
Notice is given under the provisions of the 1990 Act that Gedling Borough Council has determined, following the adoption of a Conservation Area Appraisal and Management Plan that the Bestwood Village Conservation Area (originally designated 1992) shall be extended to include the area described below in the Schedule to this notice. This area is deemed to be of, or make important contributions to the setting of, areas of special architectural or historic interest. It is therefore desirable that their character and appearance is preserved or enhanced.
A number of areas as set out in the Schedule below are to be excluded and which are unnecessarily included within the Conservation Area or have changed so that their character and appearance is no longer of sufficient special architectural and/or historic interest to warrant continued inclusion within the Conservation Area.
The principal effects of these areas being included within a Conservation Area are:
1) The Council is under a duty to prepare proposals to ensure the preservation or enhancement of the area.
2) Consent must be obtained from the Council for the demolition of any building in the area.
3) Six weeks’ notice must be given to the Council before works are carried out to any tree in the area.
4) Special publicity must be given to planning applications for development in the area.
5) In carrying out any functions under the Planning Acts the Council and Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.
